Most people assume deals fall apart because of something major.

Low appraisal.
Big inspection issues.
Financing getting denied.

Those things do happen.

But honestly, that is not the most common reason I see deals fall apart.


It Usually Comes Down to One Thing

Misaligned expectations.

Between:

  • Buyer and seller
  • Agent and client
  • Or even just misunderstanding how the process actually works

And when that happens, things can go sideways fast.

Most deals do not fall apart because of one giant surprise.

They fall apart because people were not on the same page from the beginning.

Where This Shows Up the Most

1. The inspection

This is a big one.

Buyers sometimes expect:

  • A perfect home
  • Or that everything will be fixed

Sellers sometimes expect:

  • Minimal requests
  • Or no issues at all

Reality is usually somewhere in the middle. If expectations are not set correctly upfront, this is where deals start to fall apart.

2. Pricing vs reality

Sometimes a home is priced based on:

  • What the seller wants
  • What they need
  • Or what they have heard from others

Then the market responds differently. Now you are negotiating from a tougher position, and emotions start to get involved.

This one is underrated.

When things are not clearly explained:

  • People assume
  • People get frustrated
  • People make decisions too quickly

Good communication keeps deals together. Lack of it can break them apart.

They just usually have:
