Why More Buyers Are Looking South of the Metro

For years, a lot of buyers felt like they had to choose between living near the Twin Cities or living near Rochester.

If your job was in Minneapolis, the assumption was that you needed to live somewhere in the metro. If you worked for Mayo Clinic or another Rochester employer, most people assumed you needed to be close to Rochester.

Lately, I've been seeing more buyers take a different approach.

Instead of focusing only on where they work today, they're looking at where they want to live long term. They're considering affordability, quality of life, commute options, and what kind of home they can realistically buy for their budget.

That's one reason communities like Faribault, Owatonna, and Kenyon continue to attract attention from buyers throughout Southern Minnesota.

Looking Beyond the Metro Mindset

When people start their home search, they often focus on the largest cities because that's where most of the attention goes.

The challenge is that housing costs can increase significantly as you move closer to major employment centers.

For many buyers, that can mean making sacrifices.

A smaller home.

A smaller yard.

An older property that needs work.

Or a monthly payment that stretches the budget farther than they're comfortable with.

What many buyers discover is that moving just a little farther from the major population centers can dramatically increase their options.

Instead of settling for the home that fits the budget, they can often find the home they actually want.

The Advantage of Southern Minnesota

One of the biggest strengths of Southern Minnesota is location.

Faribault and Owatonna sit in a strategic position between several major employment markets.

The Twin Cities are accessible via I-35.

Rochester continues to grow as a healthcare and technology hub centered around Mayo Clinic.

Mankato remains a strong regional center for education, healthcare, manufacturing, and business development.

For buyers whose careers may evolve over time, that flexibility matters.

I've worked with homeowners who started a job in one city and later accepted opportunities in another. Being centrally located gave them options without requiring another move.

That's something many buyers don't think about when they're purchasing a home, but it can become incredibly valuable down the road.

More Home for Your Money

One of the first things buyers notice when comparing markets is how much farther their budget can go.

A price point that may only buy a smaller home in some metro communities can often provide significantly more space in Faribault, Owatonna, or Kenyon.

That might mean:

A larger lot.

An extra bedroom.

A finished basement.

A three-car garage.

A dedicated home office.

Or simply a home with room to grow.

For families planning several years ahead, those features can make a huge difference.

Rather than buying a home you'll outgrow quickly, you may be able to purchase something that fits your needs for much longer.

Why Buyers Are Choosing Faribault

Faribault has become one of the most attractive communities in Southern Minnesota for buyers looking for a balance between affordability and convenience.

The city offers a mix of historic homes, established neighborhoods, newer developments, and access to several lakes and outdoor recreation areas.

Many buyers appreciate the character that Faribault offers.

You can still find beautiful older homes with original woodwork, brick exteriors, and architectural details that are difficult to find in newer construction.

The community also continues to benefit from its location directly on I-35, making travel north or south simple for commuters.

At the same time, Faribault maintains a strong sense of local identity that many buyers find appealing.

Why Owatonna Continues to Grow

Owatonna has long been one of the economic anchors of Southern Minnesota.

With major employers, a vibrant downtown, strong schools, and extensive parks and recreation opportunities, it's easy to understand why many buyers choose to call Owatonna home.

The housing stock offers a wide range of options, from starter homes to luxury properties.

Many buyers appreciate the combination of local amenities and economic stability that Owatonna provides.

You don't always have to leave town for employment, shopping, dining, or entertainment.

That convenience adds a lot of value to everyday life.

The Appeal of Kenyon

Not every buyer wants to live in a larger community.

Some are looking for a quieter pace of life.

That's where towns like Kenyon stand out.

Kenyon offers a strong sense of community, excellent schools, and the type of small-town atmosphere that many people are actively searching for today.

It's a place where neighbors know each other.

Community events still matter.

And families often find a lifestyle that's difficult to replicate in larger cities.

For buyers working in Rochester or surrounding areas, Kenyon can provide a practical alternative to higher-priced housing markets closer to the city.

Quality of Life Matters

When buyers start looking at homes, the conversation usually begins with square footage, bedrooms, and price.

Eventually, though, the conversation shifts.

People start thinking about their daily lives.

How much time will they spend commuting?

How crowded is the area?

Do they have room for hobbies, pets, or outdoor activities?

Will their kids have places to play?

Can they walk through their neighborhood and feel connected to the community?

These factors don't always show up on a listing sheet, but they often have the biggest impact on long-term happiness.

That's one reason many people find Southern Minnesota so appealing.

Thinking Long Term

The best home purchase isn't always the one closest to your workplace.

It's the one that supports your lifestyle, your finances, and your future goals.

For many buyers, communities like Faribault, Owatonna, and Kenyon offer a combination that's becoming increasingly difficult to find elsewhere.

Affordable housing.

Strong communities.

Convenient access to major employment centers.

And a quality of life that allows people to enjoy where they live instead of simply sleeping there between workdays.

Final Thoughts

Every buyer's situation is different.

What works for one person may not work for another.

That's why I always encourage buyers to look beyond the obvious choices and explore all of their options.

You might be surprised by what your budget can buy in Southern Minnesota.

And you might discover that the right home isn't in the city you originally planned on.

If you're thinking about buying a home in Faribault, Owatonna, Kenyon, or anywhere in Southern Minnesota, I'd be happy to help you compare communities, explore available homes, and figure out what makes the most sense for your goals.

Sometimes the best move isn't following the crowd.

It's finding the community that fits your life.
